The developer of a new $11 million development at Chaffee Crossing in east Fort Smith expects to begin leasing and selling the mixed-use spaces in about a year, he said.

ERC Holdings of Fort Smith recently broke ground on the HUB at Providence, a neighborhood-like development that will include 23 townhouses, 20 apartments, 8,800-square-feet of commercial space and 2,500-square-feet of restaurant space, according to a news release.

"Situated along Wells Lake Road at 9101 R.A. Young Jr. Drive, The HUB at Providence will establish a new standard of living in the western Arkansas River Valley area. Millennials, Baby Boomers and empty nesters alike are seeking new and innovated living spaces in close proximity to work and basic necessities. The HUB will be a unique and exciting district that meets these demands with functional, yet creatively arranged spaces," the news release states.

The HUB has been in the works for about three years, Rod Coleman of ERC said.

"It's new; it's different," he said.

Coleman said he is in talks with two "well-known" restaurants that could have spots at the HUB, but said he could not yet name the restaurants. The commercial space could include retail or office space.

The 23 townhouses will be for sale in the $250,000 to $350,000 range while the loft apartments will be leased for $500 to $1,050, Coleman said.
